2-room apartment on the ground floor in a detached house

The 2-room granny apartment was newly created in 2002 by converting the attic. The rear entrance serves as a separate entrance to the apartment and can be locked with its own key system. A renovation (click vinyl) in the entire apartment (except bathroom) and painting work (white) was carried out in 2021. Since then it has only been lived in for about ¾ year.
The ancillary costs include:
Electric energy (own meter)
Heating
Water (own water + heating meter)
Waste disposal
Carport parking space (25€)
It is billed pro rata, according to consumption. The price information required here for ancillary costs can therefore only be a non-binding guide value.

The house is located in a cul-de-sac with no through traffic in a very quiet location on the edge of the forest. Public transportation can be reached in 7 minutes. Bleckede has a very good supply of almost all well-known supermarket chains.
A heated outdoor forest pool is a 15-minute walk away.

The relatively favorable rent claim suggests that there may be defects (etc.) that have not been mentioned. This is not the case. The apartment is in a good, contemporary condition. A viewing says more than 1000 words.
The rental contract is limited in time (by arrangement) and can be extended before expiry if necessary.
A parking space in the three-car carport can be shared.
